What is the name of your state (only U.S. law)? MA
I am a licensed real estate agent. A few months ago I introduced and showed a house to a first time home buyer, this was also our first time meeting.
Without informing me or any explanation, the buyer used other agent to send an offer to purchase this same house and it was closed. I found this a few weeks after the closing. I contacted the closing broker, they claimed they were never told someone else had show this house to the buyer first.
There was no contract signed between me and the buyer. There was plenty of evidence showing I was the first agent to show this house to the buyer.
If I file a complain to a court for commission, should I file against the closing broker or the buyer? Is there any chance I could win the case using the reason of procuring cause of a sale?
