Property Damage quesiton

We are renting an apartment; we currently do not have property insurance. This weekend, a large part of the ceiling collapsed in our hallway, crushing a box containing several expensive electronic items, including a laptop I use for business.

The damage is apparently due to a leak in the pipes in the ceiling. I called the property managers, they advised they have no liability concerning the damaged property. Can anyone advise if I have any recourse - I would think that I would have a resonable belief that I could store property in my own living space without fear of damage such as this; and the damage was in no way a fault of mine. Do I have any chance of compensation should I pursue this matter, in or out of court?

Another issue is that the original landlord, who had us sign an agreement, was arrested and to date we have not recived copies of our agreement; so I cannot quote anything that we signed regarding this issue (I am currently fighting with the owners regarding this issue). Given that they cannot produce a copy of our signed agreement, how is the above question affected? I have real concerns because I am just starting a business, and the damaged equipment is essential to running it; however, my funds preclude repairing it now and paying rent, so I am in a tight spot here.

The only recourse that you have is to use your renter's insurance policy. It is the only insurance policy that pays for personal belongings. For the laptop, the business insurance policy will cover that. If you did not purchase the right protection, then you are SOL.
