I'm in Georgia.

I've been renting a townhouse from a friend for about 5 months. Last week I got about 15 letters and advertisements from local law firms indicating that the property is being foreclosed. The mailings indicate the foreclosure date is April 1 2008. After looking it up on a couple of websites, I found this to be true. I've been sending him monthly rent, but apparently it isn't reaching the mortgage company or something else is wrong.

I have contacted my friend/landlord several times but have gotten no response. I don't know if he is handling it, or what the consequences will be for me as a renter. I do have a basic lease agreement.

Assuming the property is being foreclosed, will I be forced to move out? Is the April 1st foreclosure date just the start of the proceedings, or is that when the property is actually taken away from him? Is there any legal recourse I can take against him?

He has been a good friend for 10 years, but if I have to move out and find a new place it will completely screw me over.

When a property is forclosed upon it's sold to the highest bidder. This is almost always the mortgage holder (the bank). The lease you have will not survive the forclosure and banks aren't in the business of being landlords.
