I have a New York small claims judgment recorded with the county clerk for 18 months, which places a lein on the defendant's house. I have recently found out that the defendant refinanced his house 4 months ago thru a mortgage bank in Maryland, but I received no notice or payment. The title search company is also in Maryland. They played dumb about the existence of the lein when I first called and are now not returning my calls. I beleive the title search company is the party who has responsiblity for clearing any leins? How do I proceed?

Send the title company a letter (Certified RRR) advising them that if they do not pay the lien and clear the title, that you will take THEM to court for enforcement.
