What is the name of your state (Colorado)?

I've got a law care business with the prospect of doing a really large job for a wealth gal in my community. She wants to finance part of the job and is willing to use some personal property or real estate as collateral.

If I use a security agreement on personal property should I couple it with a promissory note?

If I want to use her real property which has equity, how do I go about doing that; Do I encumbrance the property simply by getting a lawyer to write up a contract and then fill in the appropriate county? I do think I am going to talk to a real estate lawyer but any thoughts would be appreciated.
