My mother in law owns a property jointly with her siblings they each own 1/4 of the property . My mother in law wants to give her portion to her son (my husband ) legally can she do that ? Also it's worth mentioning that she is the only sibling that lives on the property and has paid all the property taxes for the last 10+ years.

Yes, she can give her 1/4 to her son buy why would she want to do that?...particularly if she is living on the property?

No, it's not worth mentioning because it's irrelevant.

When the property is sold the 3 other siblings will each get their 1/4 share of the proceeds regardless of how much money your mother thinks she would be entitled.

Besides, any money she's put into the property for the last 10+ years has been the equivalent of rent that was payable to the other 3 siblings anyway.
