I have a friend whose mother bought 10 acres and a home at a tax lien sale. The 5 year redemption period was up in May, but she has counsel working to "finalize or formalize" (whatever the correct legal terminology is for that process) the deal even though Louisiana Tax Lien Sales are self-executing, I think. They could not locate the previous owner at first, as he does not live there. He is merely storing a BUNCH of stuff, including a bunch of reptiles, there, and coming/going to feed them. They have since seen him on the property, and he knows that he lost his place, although I don't think it has sunk in. The place had sold about 8 years ago at tax sale, but he redeemed it because he went to borrow money on it and realized that he had not paid taxes. So, he knew what could happen, and he lost it this time for good anyway.

Well, we went the other day to leave a Notice to Vacate, with 5 days to get all his property from the place, with the caveat that if he did not, "all of his personal material will be immediately disposed of". Here's my question...after day 5, am I to assume that the personal movable property is forfeited? I want to remove the reptiles and cages and keep them myself, and the new owners are fine with that. I have no idea when the guy will come back to check on the place again, when he will see the 5 day notice, whatever, and even if he does before 5 days are up, he has a vehicle, boxes, boxes, and MORE boxes of material, furnishings, weapons, a normal house full of stuff, PLUS another good house worth of stuff stored inside of it, and a shed absolutely, positively full of stuff, too. Then, the reptiles and cages, as well as the associated temperature and humidity equipment, is a load in and of itself. So, who knows what, if anything, will be removed after the days expires. He does NOT reside there, the land was, for all intents and purposes, legally my buddy's mother's place in May. The reptiles are in so-so shape, but in a somewhat state of neglect, and I want to roll out with them ASAP. What I want to know is if IF go and purchase a new pre-fab building to house these reptiles in, what is the real legality of my "seizing " the stuff, if you will? If I get these things, that is work to move them, to clean up all the equipment, to buy and set up a building to house them, etc., what legal clam may he have to get these animals back? The Feds are to meet me there soon to assure legality of the animals, as the yard is full of tortoise pens, and some of them I cannot ID. So, that won't be a concern, but I don't want to clean up and babysit this stuff for him to only demand and GET them all back and leave me with an empty building that I don' t need if I don't get these animals.
