Property Tax and Ownership Dilemma

What is the name of your state? CA

The situation: My ex-boyfriend and I bought a house together. We don't own it legally because it is in my sister's names (she's got excellent credit). He put down an 80k deposit. Our relationship has since gone messy and we have decided that he's going to buy me out (he was new in CA at the time so I did all the house search, He basically moved to CA, paid and we moved in). Here is the problem: Because his credit is not good, it's taking him quite a while to get a lender so he can buy the house from my sister. My sister and I have been waiting months to get out of this arrangement. In the meantime, we continue to split the mortgage payments and utility bills (my reasoning is - I would be paying rent and bills elsewhere) but now, he wants me to split property taxes with him. I honestly don't think it's fair. I have let him treat the property like it's his own since he'll be keeping it anyway i.e he's put in his own choice of furniture, drilled walls to hang his electronics, he uses the spare room as his study room....all I occupy is a room and a space in the garage. The quicker option would have been to put the house on the market but he requested my sister to let him keep it. What do you think? Am I being unfair by not agreeing to pay taxes on that property?
PS: My sister does not live with us and she's got no interest in the property as long as we don't mess up her credit. She just wants to transfer the house to him asap.

So, is sister the only one on the deed? That gives SISTER a lot of leverage. Put the house on the market.

He had 80,000 dolars to put down on a house, why did he not use some of that money to clear up his credit?

If you want to be fair then selll the house, give him his 80k back and split whatever is left.
