Arizona,

I purchased a home, and during the inspection items were noted. The seller agreed to fix all items.

I believe that their contractor did not complete the work on my roof, but rather did the repair on the neighbors roof instead. (New condensation line)

Who is my case with?

My realtor for not verifying that all repairs were complete.

The seller for not verifying that all repairs were complete by their contractor.

The contractor for doing the work on the wrong building.

I just noticed this the other day while staring at my neighbors roof admiring their brand new drip line while mine leaks everywhere.

Perhaps you should take some pictures if you can to show the work as incomplete , I suggest that because your atty may want to see them when you do go to see one. ( do you know who the contractor was ? )

I might hope that a good set of pictures and a POLITE note to both the seller and the contractor which says in effect, whoops, you seem to have mistakenly repaired 120' Smith St. when the contract called for repairs at 124' Smith St and asking them to complete the drain line repairs on 124 which is the correct house ...at least try a polite request. And do a follow up or two .


In a way the #1 person to check the repair list is YOU.

IF you actually engaged " your " realtor as buyers agent I'd also send it to her/him

Modest items sometimes respond to a polite squeaky wheel .

Oh, I agree. It was my bad, due to being in the middle of a divorce and having to vacate the old house so the ex could move back in, my mind was all over.

My realtor was pretty thorough in guiding me through the process since I was an emotional hot mess. The entire list that I could see was complete/verified, I just didn't get on the roof.
