question about Finders Fee?

Hello, I operate and find retail stores for my family around the U.S.
I last operated a retail store for them in San Francisco. I ran it for 1 and a half years.
My total compensation from my family was about $180,000 over this time period.
The store grosses $1.4M annually, net profits being approx. $500,000/yr.
It has been in operation for 4 years.

I recently found a new location in Las Vegas. This time I will not operate it,
but I would like a Finder's Fee. It is approx. $12,000/ month rent. I can't predict the
earning potential. It could gross anywhere from $450,000 to $1.5M/ yr.

I solely found the location and the space.The person leasing the space wants us in there. Is there a good ballpark figure Finder's Fee
to ask from my family?
