we are thinking of renting a house the problem seems that the landlord has in the lease that they wont be responsible for the roof , siding or any exterior of the house. is that legal. since we arent buying it how are we supposed to get that covered by insurance if we dont own it. we live in florida. please help us.

The term you mention is one that is common in commercial leases. Usually a residential landlord cannot avoid the obligation to provide a habitable premises by including such a term in the lease. In other words, it is likely that the term you mention would be unenforcable as against public policy. But you should check with a local real property lawyer to be sure.
