Hello everyone,
Selling an investment property and had a question about U&O.
3 years ago, annual U&O inspection required the front cement steps to be repaired. Permit was pulled, township inspected work before/during/after and signed off on the finished steps. The following year, during the annual U&O, the same inspector (the person who required the step repair, inspected the work and signed off on the final work) tells me that the front step is too high, and if I ever go to sell it will need to be replaced. I politely state the repair had a permit and was approved, and the inspector quickly got visibly upset so we quickly skipped over the topic leaving the point unaddressed.
Now we are close to selling the property, and the front step is too high for code. Many years ago (long before my time,) the street was lowered so vehicles would travel under a set of train tracks. The steps have been apparently grandfathered in (guessing here) so that front step is now too high.
When a permit is pulled, and the township inspects and approves the work ~ are they not responsible for the approval? If the township states the steps must be repaired to match code, would this now be the responsibility of the township? I have the permit, signed and approved.
Note: Annual U&O is one inspector, while inspections for sale of property is another person/company.
