We live in Oregon. My daughter signed a lease on a house that starts in June. She would like to get out of it. Not because she doesn't want to live there, they actually really like the place. The issue is, since they signed the lease, the other female tenant has informed them of situations of the landlord making her feel like she's being stalked. He is constantly at the property without permission (but not entering the house), sends her borderline threatening emails (but not blatant), tells her how many times her mom has visited - creepy stuff but not necessarily illegal?? So now, of course, my daughter is very afraid to move it and told the man she'd found a different place. He has since sent her an email that states (of course) that she's responsible for the lease - which under normal circumstances we would never try to get out of, and the email stated that "I hope you find your irresponsible repudiation worthwhile". Again, almost threat-like. As the parent, of course I'm extremely nervous about this man and absolutely want her out of the lease. This may be too complicated for this type of forum, but was hoping you may be able to shed some light on avenues we may be able to explore??

is this other tenant the one leaving the house when your daughter moves in?

Nothing you have said gives your daughter a valid legal reason to terminate the lease so, if she, and you, want out of the lease that badly, tell the landlord now. Expect to be held liable for the rent until the house is re-rented. Problem solved.

The lease isn't specific about terminating before possession. The tenant that is there would be a 'roommate' to my daughter on a separate lease agreement. Although understandably she is trying to find a new place. We anticipate having to cover the cost until he finds a new tenant, Are there laws about him being on the property without permission or does that only apply to entering the house? Apparently he is constantly on the property, but the lease states that the tenant is responsible for the yard, etc.

You will have to negotiate with the LL.

Or you are resposible for the rent until somebody else moves in.

"Or you are responsible for the rent until somebody else moves in".

No; mom isn't. The daughter is since she is the one who signed the lease (and, I'm assuming she is an adult).

So why isn't the daughter posting here instead of mom?
