What issues does a homeowner need to consider prior to renting their home?

This would be a single family home and the property has a pool. What measures need to be taken to protect the homeowner? In the event that an accident happened in the pool, how does the homeowner protect their financial interests? Can a home owner be sued and lose everything they have worked for?
There would be plenty of liability insurance. There would also be a rental agreement. What other measures need to be considered?

Buy a book on being a landlord in your state and then also read your state govt web page links for landlord and tenant and talk to your insurance agent about coverage as well as insisting that any tenant must have a renters insurance binder . See a real estate atty to have them help you with writting leases . and dont forget you can use screening services to do court historys of applicants to see if other LLs have taken them to court and runing the applicants credit hist. and if they can do criminal back grounds also . ( some local PDs will do them for LLs) .
