What is the name of your state? CA

What exactly is a "Quick Claim Deed" and how does it work? I'm being told that it is mainly used in separations, divorces...etc... Also are their any kind of stipulations in filing this type of form? For example...having the property appraised, or this has to be filed before any type of warranty expires.

Do a search under "Quit Claim Deed".

Simply put, a quit claim deed is not warranting the condition of title, that is why it is not intended for use in transactions in which a PURCHASE is occuring. Technically, a quit claim can be provided by a party not even in title, disclaiming any potential right to the property.
