I have a property that my ex's (never married) bankruptcy trustee is going to quit claim his interest, "if any" over to me for 12,500.00, as he was added to the mortgage some years back during a refi. He was never added to the deed.

This will still leave the ex on the mortgage though, even though the debt was discharged in his bk. Ex is refusing to sign off on the refi into my name alone, unless I pay him 20,000. He never paid a dime towards the house.

Anything I can do?

The bank won't make him sign off on it? At this point they are telling me there is nothing I can do without his signature. By the way, they have never even acknowledged he claimed the bk, even though they were named twice as creditors and sent all the notices!

Once the ex quit claims the property, refinance in your name only. At that point he does not have an ownership interest in the property, so his signature should not be required.
