I have a quit claim deed but i'm not on the mortgage loan. The borrower wants to take the property back. what right do I have

You're the owner (subject to the existing mortgage). The person who deeded his interest to you via the quit claim has no right. If he refuses to pay the mortgage, the bank will foreclose on you.

Not a whole lot at this point. A quit claim deed only conveys the interest a person may or may NOT have in a property, it is not necessarily title to property.
