What is the name of your state? CA

My co-owner and I bought a house and now we want off. The co-worker will buy me out. I am going to do quitclaim deed. What should I do to get myself off the home loan.

Give him the QC SIMULTANEOUSLY with the refinance closing to get you name off the mortgage. That is the ONLY way to get off the debt obligation. Do NOT just hand over a QC.

Thank you for your reply. Can you show me where and how to get the form of QC Simultaneously (with refinance closing).

Also, he paid the closing cost when we both bought the house. Now when I do the QC, do I have to share the closing cost that he paid before. It is going to be his house after all.

The title company handling the refi closing may be able to assist you, for a small fee, in prepairing the QC deed. You can come to the refi closing and sign off, or presign and have the title company hold the deed in trust to be provided as part of the refoinance and only if there is a payoff on the mortgage.

You and he will need to negotiate who pays what.
