Raising Rent when contracted till October

I have read over the lease and it does not state anything about new owners and lease changing or about rent increases. I think this lady was just trying to get over on my because her rent increase changed from 100 to 50 and now she needed to check with her lawyer AGH!!! Im out in October, this is just the beginning of problems.

I have been renting a duplex since October of last year, and it is a year lease. Recently it has been sold and the new landlord said there will be an increase in rent effective August 1st. Well after researching I told her that she could not raise my rent untill my lease was up in October. She informed me that the house was bought under her family reality and she would check on it. Does it make a difference if it is bought under a reality?What is the name of your state (only U.S. law)?

Yes - it's called your lease.

I would also check the lease agreement for any blurbs or paragraphs that give any "updates in rent" especially in reference to sales of the property! Good luck.

Your lease is in full force in this scenerio. If the landlord that you currently have bought it with tenants in it. Now she could go to court and request an annulment to the lease and require you to change it. Most judges won't do that though. Your safe.

An advantage that a lease has over a month to month arrangement is that the landlord can't raise the rent during the term of the lease. If you decide to renew, expect an increase, and be sure and research how much in Colorado that increase can legally be.

This is true, HT, unless there are provisions in the lease allowing for rent increases. Common in commercial leases, rare in residential leases.
