If contract with real estate agencey expires while in contract, and buyer also cancells contract, what happens if we sign with new agent and the same buyer submits a new offer. Is there a time limit on how long the first agency has a claim on the commission from that buyer?

Read your original listing agreement. There is usually a protection period that gives your original agent the right to a commission if someone he found during your contract period decided to buy.

I'm trying really hard to read your listing agreement from here, but I just don't seem to be able to focus. Guess I'll make an appointment on monday to have my eyes checked.
