realtor/owner lied about cleaning heating system

I purchased a home in Massachusetts from a
realtor whom owned the property. he stated to
me on several occasions that he had the heating
system/oilburner/boiler cleaned.
turns out that after a failure of the system during
a march nor'easter that it hadnt been cleaned/serviced
for over two years.
He denies responsibility. Even though he knows
he lied to me in front of witnesses.
I filed in small claims court.
What legal ground do I have? and what are my chances
of getting reimbursed for money spent to fix it
and clean my personal property that was also
contaminated by soot/smoke damage?
Isnt he responsible under mass. state disclosure laws
to reveal the true condition of the heating system in
question when asked directly about it?
After all he is a licensed realestate agent.
