FL - Is there a time line in which a title company is required to have your deed and note recorded?
We refinanced a land contract on Jan. 6th, the loan was funded on Jan 11th, but it is still not recorded.
Clerks office say they record them as soon as they come in, title company told us it takes a couple of weeks, when I explained I spoke with the clerk of court, their story changed and they have just been too busy to get it over there. But now it has been given to a courier, but has not made it to the courthouse as of yet.
It usually wouldn't be a big deal, but we have decided to also do an HELOC, but since the deed has not been recorded as of yet, this is holding us up.

Not exactly sure how it works in Florida. but would assume it's not a whole lot different than Arizona. The CEA will record on the day of funding (not closing), before wires are sent out.

BTW, I would think long and hard before going in to a Home Equity Line. The ferderal reserve is set to convein next week and will most definately raise rates once again to try and keep inflation in check. Especially after this weeks durable goods and unemployment figures were announced. This has a direct impact on HELOC's. Look in to a Stand Alone Closed End Second, 30 due in 15 (meaning its amortized over 30 years due in 15). The would be a fixed rate and not impacted by federal rate hikes.
