What is the name of your state (only U.S. law)? WI

I recently sold land that I had a mortgage on. The mortgage has been paid and we are waiting on the bank to send in the satisfaction of mortgage. Can I have the warranty deed recorded prior to the satisfaction of mortgage being filed?

Certainly. The warranty deed has nothing to do with the previoius lien other than it obligates the grantor in his assertions.

Of course whoever is buying the property may wish for a better assurance before remitting the funds. This is why escrow agencies generally exist (to forstall this chicken and egg situation).
