Kaufman, Texas. Ipaid 99 property taxes to land office that holds deed to property. They never paid taxes and now they are delinquent 2 yrs. and they refuse to cooperate and return my money. To complicate matters, they had my neighbors address listed for one of my lots and when she went to pay taxes, it was applied to my land. When the land company sent check to tax office, it was returned because it was for the incorrect amt. due to the error of addresses. They now refuse to retun my money, correct the neighbors tax pmt., or pay the taxes. I want to sue for the money, interest, penalties and any other damages I may be entitled to up to the maximum allowed amt. I have also lost the sale of the property because of this matter being unresolved. help!!

You need to make a decision. If you plan on recovering all the things that you listed ("money, interest, penalties and any other damages I may be entitled to up to the maximum allowed amt."), you will need an attorney (since those items are not all recoverable in Small Claims court).

If you only want to recover your actual damages, then you can proceed to Small Claims court without an attorney.

If you decide to pursue in Small Claims, go to a library or bookstore and get a copy of "How to Win in Small Claims Court in Texas".

If you decide to pursue the 'whole enchilada', then you will need to talk with an attorney.
