I bought a house in Arizona in which after the contract was signed the previous owners took a outside fountain, outdoor attached speakers, and replaced a chandlier with a cheaper one. These were not requested in the contract to be removed. After letters and phone calls to the realtor,who do I sue the realtor or seller? What is the statue of limitations in Arizona?

Check to see if the fountain and the speakers were considered fixtures. How were these itmes attached to the house? On the chandelier issue, you have a claim unless the original fixture was specifically excluded from the sale. Both the Seller and the Listing Realtor may be sued but only the Seller may have liability. A real estate attorney would need to review all the contract documents to determine if one or both are responsible. You only mentioned 1 Realtor. Is the Realtor that you have mentioned representing the Seller or you the BUyer? If you have your own Realtor, this agent should be sending letters on your behalf to the Sellers' Realtor.

I have heard of cases where valuable Saguro cacti were dug out and removed from the front yard by the Sellers when they moved out.
