I'm currently renting an apartment in Buffalo, New York under an oral agreement. My landlord increased my rent by $100. This changes my monthly payments by over 40%!! My question concerns any legal limitations set for landlords increasing their monthly rent requirements. Can a landlord change a tenant's rent payment so drastically under an oral agreement? Any incite into this matter would be greatly appreciated.

Call the Buffalo tenant's rights association and ask them for a copy of the state landlord tenant act. Look up the law on changing terms of a month to month lease. Does notice have to be in writing? Does landlord have to give 30 days' notice? 60?

The landlord can raise your rent since you son't have a written 1-year lease. The only question at this point is whether he dotted the I's and crossed the T's so that he can do it as of May 1.
