I have lived in an apartment for almost 4 years in a county that has NO rent control. After a 1 yr. lease-I am now month to month. The landlord has raised the rent every year in Dec.-from $25 to $75 per month. Yesterday I got another rent increase for $75 to begin in 30 days-just 6 months after the last one! Not all the tenants received an increase notice under their door-it was selective! Do we have any recourse? Rights? Can we file a complaint?

If you feel that you have been discriminated against and your civil rights have been violated, go to the State and Federal government. Contact your nearest State Consumer Protection office and the Federal Housing and Urban Development (HUD) office to file a complaint and request an investigation.

If even after the mutiple increases your rent is below or at market rental, the landlord may be justified in the rental increases. Also other factors may result in rent inceases such as unexpected repair and maintenance costs, increases in insurance and property taxes, higher mortgage payments and management fees etc.
