What does the term 'rent reserved' mean?
In the contract it states:
"In any legal action instituted by the Tenant against the Landlord, the Tenant's damages shall be limited to the difference, if any, between the rent reserved in this lease and the reasonable rent value of the premises."

If a 12 month rent is $1400 a month (or $16800 for the duration of the lease), and the Fair Market Rent of a 3bedroom home in the premesis' area is $995 (or $11940 for the duration of the lease), does that mean the difference between the rent reserved and the rent value is $4860. And that is what the tenant would be entitled to if it's proven that the landlord had breached the lease?
