We have lived in our apartment since Aug. 1999. We experienced one rental increase, from $600 per month to $650, just a few months ago. Last month, our building was purchased by another property management company. The new company has done minor repairs to the building (just spraying for termites and painting the exterior), and Sat. notified us that as of July 1, 2000 our rent will be $800 per month. Under CA law, can a landlord increase the rent this much in only one month? It seems completely unfair! Our neighbor, who rents a two bedroom, has been notified that her rent will increase from $775 to over $1100 per month! I thought CA was a rent-controlled state. Do we have any way to stop this? Your input would be much appreciated.

Did you sign a 1 year lease in August? If so, you can enforce the terms of that lease against the new owner and s/he can't raise the rent. This is called attornment of the lease and occurs automatically when the leasor sells up. Basically, the new owner bought the place subject ot the existing tenants' leases.

If you don't have a 1 year lease, landlord can hike the rent. A landlord can raise the rent on a month to month rental by giving 30-60 days notice, depending on state and local laws. Call the local tenant's rights association to see if you are entitled to more time or if they can't raise the rent that much. Otherwise, you'll all just have to vote with your feet.
