Rented House going into Foreclosure. Can deposit be used for last month's rent? PA

Chester County, PA. My daughter is a grad student and rents out a house w/ 3 other grad students. They got a notice from the county that the house was going to be auctioned at a Sheriff sale and they had to be out by the end of May. My daughter would like to tell the landlord that she wants her security deposit used towards May's rent, but in the lease, it says if she doesn't pay the rent by the 5th of the month, she will be evicted. We all assume nobody will get their security deposit back anyway.

Can she say that and stay w/o fear that the landlord will lock her out or put her belongings on the front lawn?

The LL can begin eviction proceedings if the lease isn't complied with. Does your daughter want an eviction on her record?

Getting evicted is a legal process. A landlord who locks a tenant out without going through the legal process has committed an illegal act.
