I am a landlord in NJ. My leases do NOT make reference to tenants having to have renters insurance. Can you advise what jeopardies await landlords who do not insist that tenants carry insurance?

actually not much, UNLESS you are not fully insured, oh are you trying to be cheap?

Its for the renters protection, from fire, theft, accidents, or damage to their stuff by your negligence or your house, such as a ceiling or roof collapse, busted water pipes...etc.

But if they can prove negligence on your part your homeowners will pay, so are you fully insured?

Thanks for the reply.
Yes, I'm fully insured. The question came up because I recently reviewed a lease for a friend. The lease made a HUGE point that the tenant had to maintain insurance and had to prove it prior to lease signing. That is what caused me to wonder if I might be overlooking something.
