I rent a private home in GA. Just signed an extention of lease (lease is up in March 2002). I have lived here for 3 years. Shortly after I signed lease was informed by realtor who manages property for owner that they wish to sell house and if I wish to purchase I can but if not they are selling house and I will be given notice to quit the property.

Managing realtor has also stated they will put lockbox on house and show the property at will (again, lease is not up for another year). I consider this act intrusive at this point in the lease. Managing realtor states that a lease is not a contract. Is it? if not wouldnt that be a "tenant at will"?

Does landlord have right to evict me at will even tho in their own words (in writing) I have been a good tenant?

Can they put a lockbox on house at this point and come and go at will? if so, do they have to give notice and how much notice? Thx.

UH... did anyone tell you to READ YOUR LEASE??????

Is it SIGNED by BOTH YOU and the LANDLORD?

Then ... If there is NO clause HIDDEN>>>in the lease that states you will be evicted if the house is sold, then YOU have a vaild lease and they CANNOT evict you untill the lease is over.

If they want you to vacate,They will have to PAY YOU TO MOVE ..... and we will give you some good advice on what to demand as cash payment for your troubles.

===========

I BET THE LANDLORD SCREWED YOU GOOD....you didnt read the lease and he added that clause...

Actually, I had a seasoned realtor review the lease.
There are no hidden clauses that would allow them such action.

To quote it is a "typical lease", nothing extraordinary, no
hidden clauses.

Since my posting, I recieved communication from managing realor stating I have 3 business days to submit a loan approval or they will sell the house to another asap.

Thank you in advance for any helpful information.

The 3-day notice makes sense. If you don't move to buy it within 3 days, they will try to sell it to someone else.

What they didn't say in the notice is that your lease goes with the house, so that whoever buys it becomes your new landlord. You don't have to leave until the end of your lease.

Sorry for my attiude...but i have seen that happen a few tiimes in my life to friends...and you did a good job reading the lease carefully.

Just think of how much they will have to pay you to move, if they want you out.
