I live in GA.,my question concerns responsibility of repairs
to the property. The damage in question is a hole in a bedroom wall, that has been previously patched prior to our moving in. Who is responsible for making this repair? It was an accident that caused the patch to be knocked out. Had it not previously been repaired, I don't believe the hole would have been as big, if at all. The hole, patch, is rectangle in shape and goes from stud to stud. I contacted our landlord concerning this and he said I was responsible for the repairs to be made. Me being responsible for structural repairs is not stated as such in our lease, again who is the responsible party?

Of course you are you did it......DUH!

so you can pay for it now, or have the landlord take it out of the security when you vacate the apartment.

djdj, I was not responsible for the damage to begin with, Also had you really read my question, I stated that structural damage was not my responsibility, according to my lease. And if it matters I am in a lease purchase of a HOUSE, you assumed I was in an apartment. MY original question, again, that I would like an answer to, not an opinion, is "Am I responsible for repairing a previously repaired damage?"

The question really is why do all you southerners want to lease to own? It just shows that you dont get it.

The landlord wants to scam you into fixing up his house while you are living there, then when something major goes wrong and you cant pay the rent for a month or two, he will evict you in a heartbeat, or if someone says i will pay you $xxxx for the house and since you would have to match it and of course it will be WAY too high, he will ask you to move.

Then he can let his drinking buddy who his wife just threw out live there.

Thats my take on this after living in SC and GA....
