What is the name of your state? Pa
general question regarding the inspection of the property, the seller have agreed to fix some of the problems and i am willing to repair what is left, how soon before or even after closing can or should these repairs be done.
for example the inspector informed alot these problems can be fixed over time and not necessary essential evils,example nails are protuding through the garage's roof, the shed roof needs to be replaced in 7 years, however the major issues are the electrial which the owners are repairing ,
does the lenders give a grace period after closing??
also how on earth do you fix an alumium window piece that helps lift up the window does the whole window need to be replaced..

***The lender should be the one making the determination on what they want repaired. Usually if there is pest and dry rot issues they will not fund the loan until those types of repairs are done before closing. It also depends on what type of loan you are getting. Conventional financing is the most lenient, FHA and VA is fairly strict on their requirements. Most of the time, though, they will want the repairs done before closing.

Is there a problem with money not being available to pay for the repairs? Some contractors are willing to wait for closing to get paid some won't. If there are major repairs that the lender wants done, then sometimes the lender will allow a "hold back" of funds in escrow until the repairs are completed and then escrow pays the contractor upon receipt of the bill.

Are you buying a FSBO?

soo the lender decides, so if the problems are not major it can wait?? alot of the stuff is comestics and not structural???

**So if you are not buying a For Sale By Owner (FSBO), why hasn't your realtor or attorney explained these things to you?

**A: it is up to YOU to decide. Some items may be required by the lender in which case, the lender calls the shots.

**A: no, as completion of repairs are normally a condition of loan funding.
