Residential Lot Restrictions

I bought a lot in a residential development. I bought an adjoining parcel to the rear that was NOT in the development. Because the second parcel was land-locked, I had it re-platted into the original development lot. After having my building plan and land use approved by the township zoning officer and the county planning commission, I have initiated construction on the re-platted lot, yet the actual construction has been confined to that portion of the re-platted lot that was originally NOT part of the development.

Now an adjoining landowner claims there are 'recorded' restrictions on my original lot (which is actually being used for access to the rear parcel, re-platted into the front parcel), and is threatening to sue me to stop construction. I was NOT aware of any such restrictions, and I saw none on the deed. Moreover, the governing bodies had a diagramatic rendering of my construction plans (placement of the house, etc.) and approved my plans.

Where do I stand?

**A; since you consolidated the back lot into the front lot, the deed restrictions apply for the ENTIRE parcel.
