What is the name of your state (only U.S. law)? California

Years ago I purchased a mobile home and have been paying my mortgage to the previous owner, who financed the loan. In the agreement, I'm allowed to hand it back over to him if necessary and it's become necessary. However, I'm not sure how to make this official. What do I need to do to say it now belongs to him and I am not paying the mortgage anymore? Thanks.

so when you bought it was there a title and was the vendor listed on that title as lien holder ? (if the house had land that came with it did you do a formal contract for deed that was recorded at the county govt center ?

If there's a title to it, he must have it. I don't have any other papers. No land, the land is rented.

It's also entirely possible that this mobile home is titled through the DMV.

It seems to me that you and the owner can sign a document stating that you both agree that you are returning the mobile home to him and that your prior contract is void.

OK, would we have to have a lawyer write that up or can we just write that up?

I'm not sure about the DMV... I know I pay property tax on it rather than the vehicle fee (or whatever that was)...
