Is saying "I don't know if we are ready. We have not decided and may not want to go through with it" considered a revocation?

My friend said that in a real estate deal and now they are suing him to compel the sale.

He sent them a written offer of the real estate, but before they accepted, they called him and attempted to bargain. That phone call is where he said: "I don't know if we are ready".

Later on, they accepted the offer, which he now refuses to pay because he said that the phone call was a revocation. They are now suing him- will they prevail?

Did my friend successfully revoke his offer?

Could you please provide the name of your state? Thanks.

Whether your friend's purchase offer was revoked with the seller's call to negotiate terms requires more information. It is possible that the seller presented a counter offer making the original offer void.

Again, your state name is important.
