I have a roommate that has lived with me for ten months. We have no formal contract only verbal agreements. When he moved in he just moved back to AZ from Penn. He has two young children. We had been friends for a while and so when he called and said he was coming back to Az, he asked if I still needed a roomate. I did, so he moved in. He had nothing when he moved back so I paid all bills with reguards to the home, Rent and utilities. After he started working( 6weeks later) I knew he was still struggling. We agreed, before he moved in, that he would pay $200 a month for lot rent. That is the total amount of rent due. We live in a mobile home that my parents own in a park. we aggreed that I would pay for utilities and split food. We also said that we would be responsible for our own kids. e.i.- the messes they make etc. After several arguments about him not making his kids pick up after themselves I left. I went to temp live at my mothers. I had planned on moving out of state and he and my mother made a verbal commitment for him to buy the home. 3 days ago he notified me that he was moving back to Penn. He told me that he would leave within 2-3 weeks. I have not lived in the house for 9 weeks. I have continued to pay the Electric bill. Rent was due today and he did not pay it. The park manager called me 2 hours ago(9pm) and said that he told her I would be responsible for the rent this month. He did not tell me it was not paid. He told me it was all taken care of. He is leaving it almost completely destroyed. Several broken windows, doors torn off the hinges plus several personal Items such as a brand new DVD/VCR, video tapes and dvds. He told the manager he was going to be gone by monday morning, he was leaving as soon as he got off work a 2am.Sun nite/ mon morn. Im now stuck 'holding the bag' on the rent plus he said since I hadn't been there he'd take care of the Electric bill. he didnt. I don't have a spare $500 laying around to cover his disrespect and irresponsibility. Plus I have to fix the house up to sell when I move. Not to mention the 2 offers on the house that my mom turned down because they made a verbal deal. Do I have any legal options?? Even a website that land lords check backgrounds on so I can fore-warn them. I know he has had problems with landlords in the past, but he always said it was becausde of his mentally ill ex-wife. I knew her and believed him. now Im not so sure. He says he doesnt owe me any thing because after I had been gone for 5 weeks, he paid the neighbor $200 to clean the house. All he had to do was help me clean the living room. Any advice to offer or should I just cut my losses and learn from my mistakes for nextime??:confused: :mad:

Having nothing in writting hurts you more now you might be able to make claim for the unpaid rent but it will be hard to prove in a small claims court . you might be better off expending your energy fixing up the financial mess and let it be a lesson learned NO ORAL anything when it comes to places to live .

With nothing in writing, you have no proof of the damages, or anything....sorry kiddo live and learn.

He will claim YOUR KIDS did all the damages.

your right. Even though my son was with me at my parent and is only 2, he said that it was my son that unlocked the lockon the fridge and tore everything out of there. But I guess miracles happen all the time;) thank you for your input!
