Roomate Trouble

In June I moved in with a friend of mine from work. Both of us signed the lease and agreed to pay half of all expences. Her new boyfriend spent the weekend there, which I understand, but he never went home. Since then he has still not gone hom eand I have expressed my feeling about this to her, in fact we got in a fight about it where about 2 weeks after we moved in I repacked all my stuff. That was the only night the two of them weren't there. Since then he has still not left. Last weekend his parents went out of town and we kept the dog over the weekend so they wouldn't have to put him in a kennel. We've had the dog for almost two weeks and nothing they do they ever discuss with me. They treat me with absolutely no respect. Is there anyway for me to get out of my lease with having to pay any huge fines?

You can inform the LL of the unwanted guest... That may or may not work or help... Also, you can inform the LL of the pet, most LL will not allow pets unless there is a pet clause signed and a pet rental fee each month.

Other than that, you are legally bound to the lease. You will need to try and find a sublettor or walk out. If you walk out, the tenants may come after your for your half of the rent. Take pictures of your room and the apartment's condition to protect yourself should they go on a desctruction rampage. Make sure there the photo is time stamped. Send a CRR letter to your roommate informing her of your dissapproval of the BF and the pet. Again, more evidence for down the road.

Advertise in the newspaper, and keep clippings and receipts. Again, evidence of your attempt to find a rooommate. You will be liable for your half of the rent until a replacement is found. You need not be liable for 1/2 of all utilities since you didn't use them...

If you do go to court, bring ALL your papers, and argue constructive eviction...
