i live in philadelphia, pa in a house w/ 3 other girls and we have a 2 year lease. 3 of us want the 4th girl to move out-she steals, has no regard for the house, us, or our things, lies, refuses to set the house alarm, lock the door, or even close it at times (even though we live in a bad neighborhood-she herself got mugged coming into the house). do we have a right to kick her out even though we have a year left on our lease? and if so, would she be obligated to pay any part of the remaining lease? Thank you.

Does she have a written lease (either with the landlord or with you)??? If so, then she has specific rights... just like you.

Further, if you cause her to breach her lease, she is NOT obligated to pay you for rent after she is gone.
