I own my own home and also have roommates. I have one roommate who refuses to keep his room cleaned. The room is so bad I don't know how he sleeps in it. There are alcohol containers in piles all over the room and it stinks. It basically is not fit for anyone to live in. We have recently given the roommate a 30 day notice but need the room cleaned before than for an appraiser to come in. Keeping in mind that this gentleman is renting a room in MY house, do I have the right to go in and clean the room. Thanks for any advice.

It is still his space/ his room. no you dont have the right to go in and clean it . Unless you have a written agreement allowing housekeeping to be done in the rooms you rent . If you can delay the appraisal and do it after you have evicted and roommate is gone . If you cant wait then explain to the appraiser that you have a roommate whose house keeping has earned him a eviction notice , And no further explanation will be needed the appraiser likely has seen worse.
