roommate refusing to leave in MA

I live in Massachusetts and have a roommate who has had excessive out of town guests, and different people staying in the apartment almost every night. For these reasons and too many others to mention, I told him the living situation was not working out and asked him to move out. I also gave him a period of 30 days to do so. He agreed the situation was not working and said he had a friend who would also be looking for a place and they could look together. He never said anything about needing more than the 30 day period I had given him.
He is now telling me, more than a week later, that he is not leaving because he will not be able to find a place. Unfortunately he is on the lease until June 30. The landlady is in agreement with me and wants him out of the house as well due to excessive noise.
Aren't these grounds to break a lease with him? He has been in the apartment only 5 months and one of his rent checks has already bounced.
