Roommate won't let me break lease - Help Please

In my apartment, my roommate has burned the carpet, destroyed the walls, and leaves everything -extremely- trashed. He has parties all night every night and I can't even sleep here. He has a dog over here that has further stained the carpet...keep in mind having a dog in the apartment means you're evicted and have to pay extra pet fees.

I need to leave.

The lease has my name, my roommate, and one of each of our parents listed on it. I want to break the lease but he won't give written consent for me to leave, and I can't find a replacement because he leaves the place almost uninhabitable.

Can I break the lease without his consent? I don't care if I have to pay the full termination fees. There is several thousand dollars worth of damage to the apartment, and it is -all- from him. We've been here for 4 months, and have 7 months left on the contract. What is the best way for me to minimize my expenses?

Talk to your LL and try to get your LL in to document the damage and if that also means LL evicting based on lease violations so be it , when its all said and done LL will sue both of you , if you end up paying so be it pay it off and sue the roomate and his co signers , for the damages , do your self a favor start taking pics NOW and store them off site ,like at your parents with a copy of your lease. It would help you in court later on to have pics of the damages. if your LL wont do anything about the noises from the party animal next time he has one if the partiers are under age leave and call the police if they are drinking, if they are of age to drink but using a illegal drug while partying leave and call the police, the police coming is more likely to get your LLs attention especially if your in a college town where they have specific ords that point to LLs who have troublesome tenants.

If the damages aren't grounds for eviction, can I still sue him for the damages? What is there to protect me from paying for his belligerence?

Also, he's under 21 himself and all of the parties have underage drinkers and other illegal drug use.

I took pictures of the plethora of beer cans from the party he threw last night...which were on top of the beer pong table...on top of the door he ripped off his closet...on top of the pool table he brought in here.

He is finacially responsible for the damage he's caused. If you end up paying for it(or it's taken out of the security deposit which I am assuming is 1/2 yours) then you will probably have to sue him in court to get it. You will need pictures and witnesses to prove it is him that caused the damage because most likely he will blame you. Police reports are also great(of course you call when you are not there)
