In my apartment, my roommate has burned the carpet, destroyed the walls, and leaves everything -extremely- trashed. He has parties all night every night and I can't even sleep here. He has a dog over here that has further stained the carpet...keep in mind having a dog in the apartment means you're evicted and have to pay extra pet fees.
I need to leave.
The lease has my name, my roommate, and one of each of our parents listed on it. I want to break the lease but he won't give written consent for me to leave, and I can't find a replacement because he leaves the place almost uninhabitable.
Can I break the lease without his consent? I don't care if I have to pay the full termination fees. There is several thousand dollars worth of damage to the apartment, and it is -all- from him. We've been here for 4 months, and have 7 months left on the contract. What is the best way for me to minimize my expenses?
