What is the name of your state? NJ

Bought my house from hell 2 months ago tomorrow and beside all the other problems I have come across, i think i have another and would like advice.


Each room in my home is minimum 20 square feet smaller then what was listed in the realtor listing. For example, bedroom #1 was listed as 12x10 but is 11x9, kitchen was listed as 11x11 and is 10x9. Same goes for the other bedrooms, LR,DR and FM.

How accurate are the listings supposed to be? The listing does not say estimated, it gives the specific size. if the listing must be accurate or have a disclaimer but is not and does not, what can be done?

Also, the sruvey does not list the inside dimensions, just the outside.

With all due respect to my colleague, HG, I disagree. I think you do have a claim of deception in the listing.... and possibly a very strong one!! :eek:

Now, you just need to get a LOT of money (oh, say..... $20,000 or so) and go hire yourself an attorney. With any luck at all, you might just get a few bucks back after waiting a year or two for this matter to work its way through the 'long halls of justice'.

One question though... what, if any, claim was made of TOTAL footage.... and what is the actual footage???

**A: please post the disclaimer from the listing papers, fact sheet, MLS printout etc. Also describe what document a Realtor listing is and review your contract to purchase and confirm if a price per a specific SF was listed or was the purchase price a fixed fee.
