Hello, I live in Bethel/Berks County, Pennsylvania...

My lease is up on March 15 2001, my landlord wants us to sign a new one Feb. 19, 2001... not a problem there, however, there are a few issues I need legal halp with...

1. My landlord told me that he will be bringing vehicles back to the house (we rent) to parts them out... he would be there with his friends while doing this. He did this last year as well, showing up on Saturday mornings at 7am and sometimes in the evenings as well. I feel I am losing my privacy when he does this. Do I have any rights at all? When I discussed this with him, I was informed that I am only renting the house and not the land it's on (7 acres).
I pay $600 a month for a little house that isn't in very good condition to begin with. The only reason we want to stay is because it's very secluded and we don't have to deal with neighbors and city drug problems.

2. There is a shed, next to the house, not on a permanent foundation... he has informed us that when the lease is up he will sell the shed, taking away our much-needed storage space.

3. We point out things that should be fixed and he tells us we can fix it... paying money out of our pockets. Like installing washer/dryer hookup, taking care of the ant problem in Spring and Summer. The house is so drafty in winter that we are spending on average $240 a month to heat the place. There are cracks where you can see daylight at the fireplace and both doors.

We are afraid that if we bring these issues up at the lease signing time, he's just going to tell us to get out... we'd never be able to find a suitable home in such little time. I feel like we're being walked all over and we can't do anything about it.

Ahhhhh the life of a poor person.....

And the redneck landlords you have to deal with.....parting out cars...yeah typical get drunk saturday get away from the battleax wife..


YO BABE...ever hear this: "you get what you pay for"

So for yor CHEAP RENT.you have to put up with this crapola.

Now advice, where is the Home depot in you area? Find it buy some plastic sheeting , and some caulking and learn how to fill in the gaps to lower your heat bill....ITS CHEAP!

Well w/d hookup, do you want to install one, or fix the one thats there? if you want one installed then you have to pay for it, UNLESS it ws stated in the lease, or the ad you saw to rent the place that it was Included in the rent.

Well HOME DEPOT has a great rubbermaid, plastic shed 6 feet tall with doors.. for around $200 and you can take it with you when you leave, you have a right to put that on the property, its a common use yard. The landlord CANNOT tell you ..you cant have it ....SO Unless the shed is included in the lease then the landlord is only letting you use it.

He should pay for an exterminator anyway, its his responsblity to protect his home.

Actually in this area $600 a month is not cheap... the normal rent is around $375 to $450.

I can tell you are not well versed in the law otherwise you might have mentioned the tenants right to quiet enjoyment... good thing I sought advice elsewhere as well.

You have to check your lease for a description of the property. You are entitled to quiet enjoyment of the rented premises, but not other premises not listed.

If the place is not suitable, why stay?

Of course you can do something about it. Start looking for another place now.

Thats ok..i would kill to have a low rent of $600 but thats impossible here in New York City!

Like I said if the garage and w/d was advertised in the ad when you rented the place the landlord must do as he advertised.

sounds like you want to move....
