I've scoured the internet, made phone calls and looked throughout the AZ Landlord and Tenant Act and am having difficulty getting answers to the following questions. Hoping someone here can help me.

1. Can I limit the occupancy to three people?

From the AZ L&T Act:
F. Nothing in this section shall prohibit a person from refusing to rent a dwelling by reason of reasonable occupancy standards established by the owner or the owner's agent which apply to persons of all ages, and which have been adopted and published before the event in issue. An occupancy limitation of two persons per bedroom residing in a dwelling unit shall be presumed reasonable for this state and all political subdivisions of this state.
I interpret this that I could limit my two-bedroom to three people but I'm not certain if that's just wishful thinking and by law, I'd have to rent to four if they applied and all checked out okay.

2. Minimum Income?

It seems that it IS allowed to require a minimum income but I can't find anything on it. I've heard people tell me they've been required to have incomes of two and half times the monthly rent and another three times. I don't know if that's gross or take home and I can't find what the laws are. Anyone know anything or where I might go to look?

I interpret this that I could limit my two-bedroom to three people but I'm not certain if that's just wishful thinking and by law, I'd have to rent to four if they applied and all checked out okay.

I interpret this to say 4 people are allowed.

Not sure where to look either, or if their is a mandatory amount. We used to say 3 times the amount (Net) This was for their protection as well as ours because of any emergencys that might come up.
