My response: Yes. Be careful when you use the term "did nothing but". The agent would have had to spend some time with you to prequalify you, find out how much down payment you are willing to spend, find out what type of financing would work, what type of home would fit your needs ie. size/ square footage of living area and lot layout, number of bedroom/baths, type of neighborhood, do you want a swimming pool, balcony/deck, workshop, large kitchen, fenced yard, specific location near shopping, place of worship or certain schools etc.
Usually when the agent has a client Buyer, the agent spends some time checking for homes on the market and available for sale by talking with other agents in the same office/brokerage company, calling outside network of agents, going through MLS listings, reviewing ads in Homes and Lands, newspapers and other publications, conducting an on-line search, canvassing neighborhoods etc.
I would give this agent the benefit that some of these tasks were done in order to find you the right home.
If the agent truly did nothing and you found the home yourself but called this agent to meet you at the property and help you write the offer, the agent/brokerage firm is entitled to the respective sales commission as your licensed agent.
