I've been renting on m/m in New York for five years and have recently signed a stip with landlord giving me a quit date of Dec 31, 2000. Can I use my security deposit as my last month's rent? Is this customarily done - that is, even if this practice is not 100% kosher, would landlords make a big stink? Apartment will be vacated in perfect condition.

I'm suspecting that landlords usually find some excuse to keep part or all of deposit regardless of conditions? Am I wrong? Should I at least plan for this?
