Bought house, lots of problems not disclosed by seller, can't prove to sue anyone. Can't afford to make all repairs. Sick of trying to make this purchase work. If I disclose all known problems and put it up for sale "as is/needs some TLC" am I liable for anything after it's sold? I am hoping some handyman will buy and enjoy fixing it.

Also get a home inspection from a home inspector that is known as a deal killer among Realtors. Include the inspection report as part of your disclosure statement.

Maybe suing or selling aren't the only answers. Have you attempted to contact the lienholder of the mortgage?

Since your both in this terrible money pit deal together, requesting their advice may be worth a try.

Often times the lienholder {Bank or lending institution] has answers, suggestions, alternatives or contractor contacts to these types of questions.

It's possible to obtain an extremely low or no interest rate loan throuhg them to correct the deficiencies, upon mutal agreement, if this option is pursued.

Neither you nor them stand to benefit much through the reselling of the house, if the time you have spent currently living there has been of a short duration.
