:mad: I live in Maryland and after many months of searching, I finally found a house I liked. The Seller and I entered into a contract, I paid $200 for an inspection and $300 for an appraisal. Just a few days before closing, the Seller decided not to sell. I have asked the Seller to reimburse me for the money I spent and he refuses. The reason for not selling is not clear to me...he said that he told his realtor that the sell was contingent on his buying another home...this was not in the contract. I agreed to an early closing by his request. The contract states that he would rent the house from me for the remainder of the month. The house I'm renting was sold and agreements were made that the buyers of this house would move in after I moved out the first of the month. After he backed out of the contract, I was forced to find another place to live (with no time to do it). I am stressed and suffering with migraines and skin breakouts.

Do I have any recourse?
